Hensel Phelps Selected to Build MRY’s Replacement Terminal
The Next Phase in the MRY Metamorphosis to Transform and Elevate the Traveler Experience
MONTEREY, CALIFORNIA, February 24, 2025 – Monterey Peninsula Airport District, operator of Monterey Regional Airport (MRY), announced today its Board of Directors selected Hensel Phelps Construction Company to build the airport’s replacement passenger terminal, the next development in the MRY Metamorphosis Safety Enhancement Program.
Hensel Phelps will construct MRY’s approximately 62,000-square-foot replacement terminal building to include five passenger boarding bridges. This next phase of the MRY Metamorphosis, which includes multiple safety enhancement projects required by the Federal Aviation Administration (FAA), will continue to transform the airport.
“Our MRY Metamorphosis is taking shape, and with the approval of Hensel Phelps as the contractor to build the replacement terminal, our travelers, employees, and community will soon see progress as we break ground and begin constructing the new, modern, and efficient terminal building,” said MRY Executive Director Michael La Pier.
The replacement passenger terminal, which was designed by the architectural firm HOK, incorporates passenger and public feedback received at visioning workshops held in 2023. The facility will be traveler-friendly, accessible for all, and reflect the essence and diversity of the Monterey region. The Board of Directors authorized La Pier to execute a contract for Hensel Phelps to deliver pre-construction services, including soliciting trade partners to obtain guaranteed maximum pricing (GMPs). At a future board meeting, once all GMPs have been completed, airport staff will deliver a contract amendment for the board to consider, which will include the total terminal construction project cost.

We thank the respondents for their time and interest in our terminal project, which will soon transform the Monterey Regional Airport.”
Pre-construction services also include the opportunity for Hensel Phelps to review the HOK terminal design in detail and consider value engineering options to incorporate project savings, as well as determine a construction, procurement, and building delivery schedule.

Terminal groundbreaking is anticipated to occur in May 2025.
